The answer

Build two budgets: cash to buy and cost to own.

Your down payment and mortgage principal-and-interest payment are only part of the picture. Set aside money for the purchase, then work out a monthly ownership budget that protects your savings goals.

Before and at closing.

  • Down payment: your contribution toward the purchase price.
  • Closing costs: lender charges, appraisal, title and settlement services, recording and other applicable fees.
  • Prepaids and escrow deposits: items such as prepaid interest, an insurance premium and funds collected for future tax or insurance bills.
  • Other cash needs: inspection, moving, utility setup and immediate repairs or essentials. Some are paid before closing.

Every month after.

  • Mortgage principal and interest.
  • Property taxes, homeowners insurance and any required mortgage or additional insurance.
  • HOA or condominium dues, when applicable.
  • Electricity, heat, water, sewer, trash and internet.
  • Maintenance, repair reserves, emergency savings and other personal savings goals.

Taxes and insurance may be included in an escrowed mortgage payment. Count each cost once. HOA dues and utilities are often paid separately.

Make the numbers useful

Start with the payment. Then add real life.

Ask what a quoted “mortgage payment” includes before comparing homes. Review the loan’s payment and cash-to-close estimates with your lender, then add expenses outside the loan.

A made-up monthly example.

Budget itemIllustration only
Principal and interest$1,450
Property taxes$325
Homeowners insurance$125
Mortgage insurance, if applicable$75
HOA dues, if applicable$50
Housing payment and dues subtotal$2,025
Utilities$300
Maintenance and repair reserve$200
Emergency and other savings$250
Total monthly amount planned$2,775

These invented amounts are not a quote, local average or affordability recommendation. Replace every line with property-specific estimates and your own savings targets. This example excludes food, transportation, debt payments and other living expenses.

A West Michigan detail

Check the taxes for your purchase.

Do not assume the seller’s current tax bill will be yours. In Michigan, a qualifying transfer of ownership generally causes taxable value to uncap in the following calendar year; exemptions can apply. Ask the local assessor and your lender for a buyer-specific estimate and confirm principal-residence exemption eligibility.

Get an insurance quote for the actual property, too. Taxes, premiums and escrow payments can change over time.

Your next steps

Gather estimates before setting your ceiling.

01 / ASK

Understand your cash to close.

Review the Loan Estimate with your lender. Ask how down payment, closing costs, deposits already paid and any permitted credits affect the remaining cash needed. Keep moving and repair funds separate.

02 / VERIFY

Price the home’s ongoing costs.

Request utility history when available, verify dues and assessments, and use inspection findings to identify maintenance needs. An older furnace and a newer one can call for different repair reserves.

03 / PROTECT

Leave a cushion after closing.

Choose a payment that works alongside your existing obligations and savings priorities. A lender’s maximum approval does not have to be your personal budget.

Common questions

A few costs worth clarifying.

Are closing costs the same as my down payment?

No. Your down payment goes toward the price. Closing costs pay for the loan and transaction. Prepaid expenses and escrow deposits may also be collected. Your lender can walk you through the full cash-to-close calculation.

Does my mortgage payment include taxes and insurance?

It may, through escrow. Confirm exactly what is included and what you pay directly so you do not miss or double-count anything.

How much should I save for repairs?

There is no single amount that fits every home. Consider its age, condition, inspection findings and major systems. Price known projects and keep an additional cushion for surprises.

Can I start planning before I’m ready to buy?

Yes. Our consultation can help you identify costs and questions to research while you work on your timeline. A licensed lender can review financing options when you are ready.
