The answer

Preapproval gives your search a starting point.

A mortgage preapproval is a lender’s conditional indication of how much they may lend after reviewing your finances. It can help focus your search and show a seller you have taken steps toward financing. It is not a guaranteed loan.

Know what was reviewed.

Ask whether the lender verified your income, assets, debts and credit, and what conditions remain. Lenders use “prequalification” and “preapproval” differently; the review behind the letter matters.

Choose your comfort level.

Your approved amount is a limit, not a spending target. Set a monthly budget that leaves room for ownership costs and the rest of your life.

Prepare for the conversation

Three steps to get started.

01 / CONNECT

Ask a licensed lender about the process.

Discuss your timeline and ask what they need to review. Confirm when credit will be checked, whether the letter expires and what would require an update.

02 / GATHER

Have your paperwork ready.

Common requests include recent pay stubs, W-2s or tax returns, bank statements, identification and documentation of down-payment funds. Self-employed or variable-income buyers may need more. Your lender will give you the exact list and a secure way to provide it.

03 / CLARIFY

Review payment and cash needs.

Ask about estimated taxes, insurance, any mortgage insurance, closing costs and cash needed to close. Once you apply for a mortgage, use official Loan Estimates to compare loan terms, payments and costs.

Common questions

What happens after the letter?

Does preapproval mean my loan is final?

No. Final approval depends on the lender’s remaining requirements, updated financial information and review of the property. Ask your lender to explain the conditions on your letter.

Do I have to use the lender who preapproves me?

No. A preapproval does not commit you to that lender. Compare available loan offers and ask questions before deciding.

What should I avoid changing while buying?

Talk with your lender before taking on new debt, financing a major purchase or making changes that could affect your application. Keep requested documents current and report changes promptly.

What if I’m not ready to get preapproved?

We can still discuss the buying process and the questions you want to ask a lender. If a lender identifies an obstacle, ask what needs attention and when to revisit your options.
