Better decisions begin
with better numbers.

Buying, selling or planning your next move comes with a lot of questions. These tools are designed to help you explore the numbers, compare scenarios and begin your next real estate conversation better informed.

THE DECISION CENTER

Don't just guess.
Run the numbers.

Real estate decisions are personal. A mortgage payment that works for one household may not work for another. The right time to buy, sell or move depends on more than a headline or an interest rate. Use these calculators to explore different scenarios and better understand the variables behind your decision.

Important: A 2-1 buydown does not permanently change the note rate. This calculator estimates the temporary payment subsidy using the difference between the full-rate principal-and-interest payment and the reduced principal-and-interest payments during Years 1 and 2. Taxes, insurance, PMI and HOA are shown separately and are not reduced by the buydown.
How it works

Temporary relief.
Full-rate planning.

A 2-1 temporary buydown typically reduces the effective rate used to calculate the principal-and-interest payment by two percentage points during the first year and by one percentage point during the second year. Beginning in Year 3, the payment is based on the full note rate.

The funds used to cover that temporary payment difference are generally established at closing, subject to the loan program, lender requirements and the terms of the transaction. The borrower should still evaluate whether the full payment fits the long-term budget.

Planning tip: Use the Year 3+ payment as the long-term affordability number. Treat the first two years as temporary payment assistance, not as the permanent mortgage payment.
