  • The over-ask cushion is thinning. With sale-to-list slipping to 100%, a list price set "a little high to leave room" is more likely to sit than to get bid up. Price to the most recent comps.
  • Rate-sensitive buyers are recalculating. Every jump in rates trims budgets. Pricing just under common search thresholds (e.g., $300K, $350K, $400K) keeps your listing in front of more buyers.
  • Demand is still real. Pending contracts in the Grand Rapids area were up 93% year over year this summer, and prices are still rising modestly. Preparation and presentation are what separate a quick sale from a long one.

The bigger picture: GVSU's Seidman Business Review found Grand Rapids-area home prices rose about 6% in 2025 (after 7% in 2024), while regional sales grew 13% but remain roughly 15% below 2019–2020 levels — meaning there's still pent-up activity on the sidelines. Longer term, Kent County's population is projected to grow 13% from 2025 to 2050 even as Michigan's statewide total declines, and rent growth has cooled to about 4% as 1,000+ multifamily units come online. Translation: the structural demand behind local home values is durable, even when rates have a bad month.
