West Michigan • Home, thoughtfully considered

You are heard.

A clear plan for your home.
Space for what comes next.

When life changes, decisions about your home can feel overwhelming. You deserve space to ask questions, understand your options, and make a plan that fits what comes next.

Sam Avila and Kristen Siebers help West Michigan homeowners explore selling a home during separation or divorce—with thoughtful guidance and a clear next step.

You do not need to have everything figured out before reaching out.

Your questions come first

Start with what
matters to you.

There may be several decisions ahead. We start with the one that matters most to you today.

  • What might our home sell for in today’s market?
  • What costs should we plan for?
  • How could the timing of a sale work?
  • What preparation is worthwhile?
  • What will I need from a home after the sale?

Useful information. Room to decide.

Clarity for the decisions ahead.

01 / VALUE

Understand your home’s value.

Review comparable sales, current competition, and your home’s condition to understand a practical pricing range.

02 / THE SELLING PICTURE

See the selling picture.

Talk through likely selling expenses, preparation, marketing, showings, and timing before deciding what makes sense.

03 / WHAT COMES NEXT

Plan your next step.

Consider your next-home needs and the people, information, and milestones that can help you move forward.

A clearer starting point
for your home.

You can begin with a question and a little information. Use these seven prompts to organize your thoughts.

  1. Clarify your biggest question.

Write down what you most need to understand now: value, expenses, timing, logistics, or your next home. You do not need to solve everything at once.

  2. Understand market value.

Ask for a comparative market analysis using recent sales, competing listings, condition, and location. A pricing opinion is an estimate, not an appraisal or a guaranteed sale price.

  3. Estimate selling costs.

Request a preliminary net sheet with estimated fees, negotiated brokerage compensation, possible concessions, preparation costs, and applicable payoff figures. Actual costs and proceeds may differ.

  4. Think through the practical details.

Consider preparation, property access, showing arrangements, occupancy, possession, and moving. Identify which details need coordination before a sale plan is put in place.

  5. Bring the right questions to the right people.

Ask your attorney about legal requirements and agreements, your lender about financing or mortgage questions, and your tax professional about potential tax consequences. We can help identify real estate information they may need.

  6. Choose an appropriate communication method.

Decide whether email or a phone call works best, which contact detail to use, and a safe time to respond. Tell us any communication preferences before sharing sensitive information.

  7. Decide on one next step.

Choose one useful action: request a market review, organize questions for your advisers, or set a time to talk. A first conversation does not commit you to listing your home.

This guide provides general real estate education. Sam and Kristen do not interpret divorce terms, determine ownership rights, advise how proceeds must be divided, or provide legal, tax, or lending advice. Consult the appropriate licensed professional for those questions.

Start with your question

Questions are welcome

Questions you may have.

Do I need to be ready to sell?

No. You can begin by asking questions and learning about the selling process. We can discuss your home’s market position and practical considerations without requiring a listing commitment.

Can I reach out on my own?

Yes. You may contact us on your own for an initial real estate conversation. We will discuss the scope of our role, agency relationships, and any coordination needed before moving forward. Questions about authority to sell or required consent belong with your attorney.

What happens after I inquire?

Sam or Kristen will review your general question and respond using your selected contact method and stated safe time where possible. We will listen, clarify what information would help, and agree on an appropriate next step. Please share only what is needed to begin.

Can you estimate potential sale proceeds?

We can prepare a preliminary seller net sheet using an estimated sale price, selling expenses, and payoff figures you choose to provide. It is an estimate, not a guarantee, and does not determine how proceeds should be divided.

Can you help with a home after the sale?

Yes. We can help you explore buying options, search timing, and next-home needs. A lender can explain financing eligibility and payment options; your attorney can advise on any legal considerations.

A calm place to begin

Your first step can be a question.

Tell us how and when you prefer to hear from us. You can keep your initial question brief and general.

Share only the information needed for an initial conversation. Please do not send court documents, financial records, or personal details about another person.
